GC supports several permillage concepts.
In each unit record, you will find two main values: the Real Permillage and the Managed Permillage, the latter being calculated automatically by the system.
There are also two auxiliary fields — Auxiliary Permillage 1 and Auxiliary Permillage 2 — used specifically for budgeting purposes.
Below is an explanation of each concept:
Real Permillage
This is the actual permillage defined in the Horizontal Property (PH) deed.
Usually, the total of all units sums up to 1000, but it may differ due to factors such as:
- Old buildings with registration errors
- Data migration inconsistencies from previous software
In such cases, compatibility is maintained.
Managed Permillage (GC concept)
This is a proportional adjustment that ensures the total managed permillage always equals 1000.
- If the real permillage values are correct and all units are managed, then the managed permillage will match the real one.
- If there are errors or not all units are under management, the system adjusts the values proportionally (usually upwards), so the total managed permillage equals 1000 and ensures coherent budget distribution.
Auxiliary Permillage 1
Allows you to override the real permillage and assign a custom value manually.
Example: a unit owner wants to assume a higher contribution by including a garage, without splitting it into separate units.
Auxiliary Permillage 2
Adds another level of customization.
You can assign different permillage values for different expense groups, enabling more complex budget rules.
